SUNRISE MANOR WEST REGULATIONS
LANDSCAPING
- No hedges in front of unit or on side of unit will exceed above the bottom of windows
- No landscaping to block the unit address
- To replace hedges at the unit you MUST submit an Modification form with the type of hedge you want to plant. NO FICUS can be planted
- No unit owner can plant any type of tree
- Any landscape removed must be replaced within in 30 days
PARKING
- Parking at the pool is for GUEST and VENDORS, not for unit owners
- Curb parking is to be limited to 15 minutes
- Storing vehicles at the pool is not permitted
- All vehicles parked in the community is to have a current tag and the vehicle has to be in working order/drivable – these type of vehicles will be towed
- NO COMMERICAL VEHICLES NO MOTORCYCLES
- Repairs on vehicles is to be done in your garage not in the parking spots of the unit
- Parelle parking is permitted if you are in a townhome
- All vehicles residing at units require a SMW parking sticker on the rear outside of the back window of the vehicle
- No parking on the outside swale of the community – NO EXCEPTIONS
MODIFICATION FORM
- ANY WORK BEING CONDUCTED AT THE UNIT REQUIRES A Modification form to be completed and submitted to the HOA. Must contain the license of the vendor and the scope of work being done
- Copies of all permits are required to be displayed so it can be viewed from the street
- Modification form is required from both units when painting and a sample color of the paint be used for how color and trim color
- Both units have to be painted at the same time
- Satellite and/or cable wires are not permitted to lir sllover the roof or on the side of the unit
PETS
- Pet registration is required for all animals residing in the unit and the PET form is located on our website
PLAYING of CHILDREN
- PARENTS are responsible for damages to commn property & homeowner’s property caused by their children and guests.
- NO MANHUNT PERMITTED AFTER DUSK
SCREENING
- Screening application process is located on our website
TRASH
- Trash can be put curbside the evening prior to pick up
- Pick up on Wednesday is for garbage and bulk trash
- Pick up for Saturday is for garbage and recycle
- NO BULK TRASH IS PERMITTED ON THE GRASS AREA, ONLY ON THE ASPHALT
- NO Hazardous material of any kind permitted, must be disposed properly and sunrise does have Hazardous disposal, these dates will be inside your water bill or on the website of City of Sunrise
- ALL Trash and Recycle require the unit address on front of the can
PEST CONTROL
- Unit owners are responsible for pest control in the unit and the outside surrounding the unit.
- HOA will has pet control quarterly for the common property
NEW VEHICLES
- If you get a new vehicle submit a vehicle registration form along with payment to the HOA for a new SMW permit sticker, if you use the same parking sticker you still need to submit a new parking vehicle registration and a vehicle registration from form located on our website
KEYS
- HOA doesn’t have copies of mailboxes keys, will need to contact a locksmith
- Pool keys are $25, no exceptions
VIOLATIONS
- Violations are assessed to the unit for late payments for maintenance fees and non-compliance to the Rules of the HOA community
- Violation fee for garbage and recycle cans not stored out of sight the evening of pick up
- Violation for bulk trash placed on the grass/common area and not on asphalt
HOMEOWNERS INSURANCE
- Unit owners are responsible to obtain insurance for their unit, HOA only covers the common property
SPRINKLERS
- Unit owners damaging or replacing sprinklers will be fined and the unit will be assessed the fee to correct the damage or restoring of the sprinklers
COMMERCIAL VEHICLES
- NO COMMERICAL VEHICLES PERMITTED IN THE UNITS, ONLY VENDORS PERFORMING SERVICES AT A UNIT. NOT PERMITTED PARKING OVERNIGHT
SIDEWALKS
- Sidewalks going to the Villas and sidewalks on the side of the townhome are be kept clean by the unit
- The HOA will have the sidewalks cleaned once a year
PARTY EVENTS
- NO BOUNCE HOIUSES PERMITTED ANYWHERE IN THE COMMUNITY
- NO WATER SLIDES OF ANY KIND PERMITTED IN THE COMMUNITY
- NO PARTY EVENT ON THE COMMON PROPERTY, IF HAVING A PARTY IT MUST BE INSIDE THE UNIT NOT ON COMMON PROPERTY
- NO TABLES OR ANY KIND PERMITTED ON THE COMMON PROPERTY
- NO LOUD MUSIC PERMITTED
HOA DOCUMENTS
- If the unit owner doesn’t have the HOA documents you can obtain them from Broward County Governmental Center at www.broward.org/records 954-831-4000
HOLIDAY DECORATIONS
- All decorations are to be removed 10 days after the holiday
- Any decorations on the common property damaged by the lawn vendor is not the responsible of the lawn vendor or the HOA
